On the OEM-versus-aftermarket question: we recommend genuine PGT parts for anything involving the impact laminate or the structural frame, because those components are engineered to a specific deflection standard. For wear items like rollers, locks, and handles, quality aftermarket equivalents often match or exceed the original and cost 15 to 30 percent less. We’ll quote both options on paper so you can see exactly what you’re paying for either way.

Signs Your PGT Window Replacement Is Failing

  • The sash drops an inch after you raise it. The balance system’s spiral or block-and-tackle mechanism has lost tension, which is the number one failure we see in Fort Myers after ten to fifteen years of heat and humidity cycling.
  • You see fog or moisture trapped between the panes. The insulated glass unit’s seal has failed, and once a Florida afternoon turns humid, that fog appears every day. The glass has to be replaced; there’s no seal repair that lasts.
  • The crank turns but the window barely moves. The operator gear has stripped or the torque bar inside the frame has sheared, common on casement windows in homes built during the early 2000s construction boom along Cape Coral Parkway.
  • The window locks but you can still rattle the sash with one finger. The weatherstripping has compressed and the cam lock is out of adjustment, which matters more on impact-rated windows because a rattling sash is a breech point in a storm.

There are a few things you can safely check before picking up the phone. Look for the model sticker on the sash or frame so we know what series you have. Note whether the problem is on the left or right sash, and whether the window binds in one corner or across the whole track. That information saves a service call.

What you should not do is attempt to remove a sash with a tensioned balance system on an impact window. Those balances hold several pounds of tension even at rest, and a vinyl sash under load can drop hard enough to crack tile or break a hand. We’ve corrected enough improvised repairs over the years to say plainly: the money saved on a DIY balance job disappears the moment the window comes off its track wrong.
