Signs Your PGT Sliding & Patio Doors Is Failing

  • The door rolls fine for two feet, then feels like it hits a speed bump. That’s a flat-spotted roller wheel. Once a steel wheel sits in one position through a humid Fort Myers summer, it develops a flat side and will never roll smoothly again.
  • You have to lift the door to get it to move. The roller cartridge has worn down or the adjustment screw is maxed out. Lifting the door works for a while, but it puts the weight on the track and the lock stile, and the track is aluminum. It wears fast.
  • The lock thumb-turn spins without catching or the latch only engages halfway. The mortise lock or the keeper has worn, or the door panel has sagged enough that the latch no longer lines up with the strike plate.   • The handle feels loose and the key cylinder wiggles when you turn it. The internal set screws in the handle assembly have backed out, or the spindle has rounded. On PGT’s double-bolt handle sets, the inside thumb-turn is attached to a small gear that strips when the handle is forced against a sagging door.

Sliding door roller and handle work is not spring-loaded or high-tension like a garage door or window balance, so you are not dealing with the same injury risk. What you are dealing with is a 90 to 180 pound glass panel on a thin aluminum frame. If you try to lift a panel out of its track without a second person or the right lifting technique, it twists. Twisted panels crack glass, and a cracked PGT panel on a Fort Myers home is a $400 to $900 replacement glass order. That’s the expensive mistake we see most often. There are two things worth checking yourself before you call. First, clean the bottom track with a dry brush and a vacuum, because grit in the track mimics a bad roller and costs nothing to remove.
