Therma-Tru Door Installation: The Fort Myers Owner’s Guide

If your Therma-Tru door is binding, sagging, or leaking air, the fix usually comes down to the installation hardware: hinges, sweeps, thresholds, weatherstripping, and in some cases the slab itself reset in the opening. We stock Therma-Tru-compatible installation components on our trucks and complete most door installation repairs in a single visit, typically $240 to $680 installed depending on what has failed and which Therma-Tru series you own. Owners usually discover the problem the way our Fort Myers customers describe it: the door was fine for fifteen years, then one July afternoon it starts dragging across the threshold, and by August the air conditioner is working overtime against a quarter-inch gap at the bottom.

Call (239) 323-5522

The good news is that Therma-Tru doors are built to be serviced. The bad news is that Fort Myers humidity and salt air punish installation hardware faster than almost anywhere else in the country, and a door that is out of square does not fix itself. The sooner the hardware is addressed, the less damage you are doing to the slab and frame. Call (239) 323-5522 and we will walk you through what you are looking at.

Which Therma-Tru Models This Applies To

Therma-Tru builds doors across several series lines: Classic-Craft, Fiber-Classic, Smooth-Star, Pulse, and the Benchmark line sold through building supply yards. The installation hardware we service fits all of them, but the specifics vary. A Classic-Craft mahogany-grained fiberglass slab weighs more than a Smooth-Star of the same size, which means hinge selection and threshold adjustment differ between the two. Our installers check the hinge mortise depth, the slab reveal, and the sill profile before recommending a fix, because a hinge that works on one Therma-Tru line will bind on another.

You can identify your door model two ways. The easiest is the label on the hinge edge of the slab, which lists the series and manufacture date. The second is measurement: Therma-Tru slabs are commonly 1¾ inches thick, but some Benchmark and builder-grade units run 1⅝ inches, and sweep and threshold parts do not interchange between the two. That is one compatibility gotcha we see regularly in Fort Myers neighborhoods like Dean Park and McGregor, where homes from the 1960s through the 1990s have had doors replaced at different times by different installers, and the current homeowner has no idea which slab thickness is hanging in the opening.

On the OEM versus aftermarket question: Therma-Tru’s own weatherstripping and sweeps are well made, but aftermarket equivalents from companies like Endura and Pemko often cost 30 to 40 percent less and hold up equally well in Florida heat, provided they are the correct profile for your slab thickness. We quote both on paper and let you decide. One thing we will not do is install a universal-fit sweep on a Therma-Tru door, because universal means it fits everything poorly, and you will be back in the same spot next summer.

Signs Your Therma-Tru Door Installation Is Failing

  • The door drags or scrapes across the threshold on hot afternoons. Fiberglass expands and contracts with temperature swings, and Fort Myers gets plenty of both. A slab that was installed without adequate side reveal will grow enough in August to bind on the strike side of the frame. The fix is re-shimming the hinges or planing the slab edge, not forcing the door.
  • Daylight is visible around the door at night. This means the weatherstripping has compressed or torn, or the slab has sagged on its hinges. Either way, you are cooling Lee County’s outdoors. A visible light gap means the seal has failed somewhere along the perimeter, and the fix is addressing the cause of the sag, not just replacing the strip.
  • The threshold is soft or spongy underfoot. Therma-Tru adjustable thresholds are aluminum over a wood core on many models, and the wood core rots when water sits on it. Fort Myers afternoon thunderstorms mean water sits on it nearly every day from June through September. A soft threshold needs replacement before the subfloor under it starts to go.
  • The door will not latch without lifting or shouldering it. Hinges have worn, screws have stripped out of the jamb, or the strike plate has migrated. Every time you force the door, you enlarge the problem. This is the most common call we get from homeowners in Cape Coral and Fort Myers Shores, and it is almost always a fifteen-minute hinge repair that should have been addressed a year earlier.
  • The sweep is cracked, brittle, or missing chunks. Therma-Tru sweeps are typically EPDM rubber or vinyl, and both break down under UV exposure and heat. Once the sweep fails, rain drives under the door in a stiff summer storm, and the interior floor finish pays the price. A new sweep is the least expensive repair on this list and the one most often ignored.

Replacement Cost & What’s Included

In Fort Myers, Therma-Tru door installation repairs run in predictable ranges depending on what has failed. A full hinge replacement with re-shimming on a standard 3-0 slab typically lands between $240 and $380. A complete threshold replacement with a new adjustable sill cap runs $320 to $520. A full weatherstripping and sweep replacement runs $180 to $310. If the slab itself needs to be pulled and reset because the original install was out of square, plan on $450 to $680 including new shims, foam insulation around the frame, and re-caulking.

Repair Typical Installed Range (Fort Myers)
Weatherstripping & sweep replacement (full perimeter) $180 - $310
Hinge replacement with re-shimming (3 hinges) $240 - $380
Threshold replacement (adjustable sill cap) $320 - $520
Slab reset in opening (out-of-square correction) $450 - $680

Every quote is parts and labor together, written line by line before work starts. No change orders, no surprise line items at the end. The work is covered by our 90-Day Done Right Promise, and if your Therma-Tru components carry manufacturer warranty time left on them, we register that warranty in writing before our truck leaves the driveway. That is The Keystone Standard, and it has been our practice since Dale Kessler started this company.

DIY or Call Us?

There are two things an owner can safely check without tools or risk. First, look at the gap between the slab and the frame on all three sides. It should be roughly even, about an eighth of an inch. If it is tight at the top on the latch side and wide at the bottom hinge side, the door has sagged and the hinges need attention. Second, run your hand along the bottom sweep in the daylight and look for light coming through while the door is closed. That confirms seal failure.

What we do not recommend is pulling a Therma-Tru slab off its hinges yourself. These doors are heavy, and once a fiberglass slab is off its pins, it wants to fall. An unsupervised slab coming down on a concrete stoop in Fort Myers means a cracked corner and a door that no longer hangs true, and that is a $1,200 mistake disguised as a money-saving project. Hinge mortise work, threshold extraction, and re-shimming are jobs for someone who has set hundreds of doors in Florida heat. Call (239) 323-5522 for a free estimate, and we will tell you over the phone whether it sounds like a hinge repair or something more.

What Neighbors Say About TruePane Windows & Doors

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★★

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

BBill T.
★★★★

"Quote was the price, which after three other bids that grew legs was worth something. Double-hungs went in clean, they hauled the old ones, and the registration paperwork for the warranty came in the mail like they said."

DDorothy K.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."

RRonald P.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."
