- Sentinel and Estate Series seal failures at the sill corner. In Fort Myers humidity, CGI’s double-hung and casement units can develop condensation or fogging at the lower corners before anywhere else. The cause is almost always a worn gasket or failed sealant bead at the glass-to-frame interface, not the glass itself. We pull the sash, clean the reglet, replace the gasket with an OEM-spec profile, and re-seal. No shortcut caulk.
- Hinged impact door sag on Estate and Targa series. CGI’s outswing impact doors are heavy. After ten or more years of daily use in a salty, humid climate, the hinges wear and the panel begins to drag or fail to latch. We replace hinge assemblies and re-square the panel so the locking hardware seats correctly. Most shops will shim the hinge and call it done. We don’t.
- Operator mechanism failures on casement and awning units. CGI’s crank and lever operators are generally solid, but the older operator arms can bind or strip when the sash gets even slightly out of true. We see this most often on West-facing installations in McGregor Boulevard corridor homes where the afternoon heat and UV attack the operator’s internal bushings. We rebuild or replace and reset the sash so the operator isn’t fighting the frame.
- Fogged-glass replacement where the frame is still sound. CGI’s impact glass is laminated and heavy, and once a unit fogs, the glass needs replacing, not drying. We order the exact replacement IGU, match the original thickness and tint, and set it correctly. Most Fort Myers companies will sell you a whole new window. If your frame is true, you don’t need one.
- Roller and track wear on CGI sliding glass doors. CGI sliders run on stainless steel rollers, but sand and salt grit work into the track and chew up the bearings.
